BECOMING A LANDLORD STILL A GREAT INVESTMENT – BUT TAKE PROFESSIONAL ADVICE, SAY EXPERTS

Becoming a landlord is still a great investment – but it is essential to take professional advice before starting out.  That was the message for nearly 100 aspiring property investors at a special Landlord Roadshow held in Norwich.

Some of the county’s leading experts in residential buy-to-let, holiday lettings and commercial property investment came together to give presentations and answer questions on a wide variety of topics linked to property investment – from financing the purchase, the tax implications, how to comply with tenancy law, and what kind of property makes the best investment.

Speakers from financial advisers The Mortgage Advice Bureau, accountants M&A Partners, Cozens-Hardy Solicitors and property services firm Arnolds Keys all shared their expertise at the event, held at the Cathedral’s Hostry.

The audience heard that despite well-publicised government measures on stamp duty and taxation, investing in property remains a good investment option – with potential yields far higher than some of those available in traditional savings vehicles.

“The publicity surrounding the various initiatives taken by the Treasury to put the brakes on buy-to-let have not altered the fact that if you combine income and capital gain, property remains one of the most attractive investments available,” said Arnolds Keys partner Jan Hÿtch, one of the speakers at the event.

“Additionally, some residential lettings investors have started to look at other types of property investment, and we were able to give an overview of the opportunities available in the holiday lettings and commercial sectors, which have both seen increasing interest from smaller-scale investors over the past year or so.

“Property remains a very popular form of long-term investment in an era of continuing very low bank interest rates.  Get it right, and it can give an excellent return – but there are many pitfalls for the inexperienced, which is why it is so important to take proper advice before taking the plunge.

“There are so many aspects to becoming a landlord, from the legal to the tax implications, as well as securing the right finance, structuring your investment in the right way, and choosing the right kind of property.”
